UK Tiling Rates, Calibrated to Your Region
The pricing database contains tiling records across all common categories: ceramic wall tiles, porcelain floor tiles, natural stone, large format tiles, mosaics, and specialist wet room systems. Each record has three price benchmarks - LOW, AVG, and HIGH - validated against UK trade rates in June 2026.
Regional pricing multipliers are applied when you select the job location. A London Inner job runs at a higher multiplier than a Midlands job; North East jobs run below the national average. The multiplier is applied to all three price tiers automatically - you always see regional rates in your quote, never generic national averages.
Pricing records carry confidence scores from 1 to 5. Records with a score of 1 or 2 (less validated estimates) are automatically flagged with a yellow warning in the quote editor so you know to verify before sending.
Tiling FAQ
Can it quote both wall tiling and floor tiling in the same job?
Yes. The Smart Scanner identifies all tiling work visible across the entire media set - wall tiles, floor tiles, and specialist areas like wet rooms and shower surrounds are all detected and quoted separately. A bathroom job with wall tiling, floor tiling, and a shower tray produces separate line items for each area.
Does it automatically add tanking for wet rooms?
Yes. If the Smart Scanner identifies a wet room, shower enclosure, or bath surround, it automatically adds the appropriate waterproofing line item: shower tanking, wet room tanking, or bath area tanking. Shower silicone sealing is also added automatically for shower enclosures.
How does it estimate tile areas without a tape measure?
The Smart Scanner uses visible reference objects as benchmarks: a standard floor tile is 600×600mm or 300×300mm, a standard UK door is 2.1m high × 0.76m wide, and a brick course is 75mm. Using these known dimensions visible in the footage, it calculates wall and floor areas. Quantity estimates are flagged with a confidence level - lower confidence items show a yellow warning to verify on site.
Does it include removal and disposal for tile strip-out?
Yes. If tile removal is identified and the area exceeds 5m², a skip hire or waste disposal line item is automatically added. This is calculated separately from the tiling work itself so you can see the full cost of strip-out plus new tiling.
